BEYOND TSMs

Understand the people behind the tenancy

Tenant Satisfaction Measures provide essential evidence on how residents perceive landlord performance, but they only tell part of the story. Wider resident research can help housing providers understand who their tenants and residents really are, how their lives are changing, and the pressures and barriers that affect the way they experience their home and services.

Across ten annual waves of the Clarion Index, alongside more focused follow-up and ad-hoc projects, our work with housing providers has explored residents’ wellbeing, finances, employment, digital behaviour, accessibility, experiences of services, and the impact of major external events. This kind of longitudinal evidence can identify emerging issues, show how circumstances are changing, and point to where deeper research or additional support is needed.

Tenant satisfaction research using telephone, online, and postal approaches, including experience of collecting the Regulator of Social Housing’s Tenant Satisfaction Measures.
